The decision to purchase a new home is an exciting one. We also understand it can be very scary. We devote this page to help first time home buyers understand the process and to clear up some misconceptions.
One of the first things you will want to do once you have made the decision to purchase a home is to find both a lender and a REALTOR you are comfortable working with. Lenders should have several different programs and be willing to work to find the best program for YOU. We do have a few lenders we recommend; please see our beneficial links page.
Once you have found the lender you want to use, ask him or her to provide you with a pre-approval letter.
The "right" REALTOR can help you with any house, even if it is listed elsewhere, and save you endless time, money and frustration. The best part is that since the seller generally pays commissions to REALTORS there are usually no commission costs to you as the Buyer.
The next step is to start looking at homes. To help save you time and gas, we will send you, via e-mail, ALL current homes that meet YOUR criteria. Most of the time, a person can look at a home listing in the e-mail box and know if it is something they may like. Once we narrow down your search this way, we will make appointments to begin looking at homes.
When you find a home to fit your needs, present a competitive offer immediately. With this offer, you will need to present what is called "Earnest Money." This shows your offer is a serious one; that is you are making a "good faith" offer.
When you make an offer, we suggest you include a professional home inspection to assure there are no big problems with the investment you may make.
Next we will go through the closing process together by removing the conditions in the contract to purchase, i.e. appraisal, pest inspection, title work, etc. Closing day will then be scheduled. At that time, you will exchange money for the deed and keys.
